"Spring market brings abundance of opportunity for buyers"

Summary for April 2025:

Sales volume compared to April 2024 decreased about 23.6% and for the month was 28.2% below the 10-year seasonal average.

Total number of listings available today is 29.7% higher than April 2024 and 47.6% above the 10-year seasonal average.

Pricing changes compared to March 2025:

- Overall: -0.5%

- Detached: -0.6%

- Apartments: -0.6%

- Attached: -1.0%

Sales-to-Active Ratio:

- Overall: 13.8%, a 0.2% decrease from March 2025.

- Detached: 9.9% (-0.4%)

- Attached: 17.5% (-4.0%)

- Condominiums: 15.7% (-0.5%)

Analysts say that downward pressure on home prices occurs when the ratio dips below the 12% mark for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months.
